ERRIAL and ERP actually refer to the same regulatory document: the risk statement that the seller or landlord must give to the buyer or tenant. The difference lies in how it is obtained and what remains to be done before handing it over.
ERRIAL: the pre-filled version you complete yourself
ERRIAL stands for état des risques réglementés pour l’information des acquéreurs et des locataires (statement of regulated risks for the information of buyers and tenants). It is the name of the form generated free of charge by a public online tool, from the address or the cadastral plot. It is pre-filled with public risk data, but it is up to the seller or landlord to check it, complete it (for example with compensated losses or works required by a prevention plan) and then sign it. ERP: the name of the regulatory document
ERP stands for état des risques et pollutions (statement of risks and pollution), the name given to the document since 2018. For the property’s address, it states the situation with regard to natural, mining and technological risk prevention plans, the seismic zone, the radon potential, soil information sectors and, where applicable, coastal erosion and brush-clearing obligations. It must be less than 6 months old at signing. See the ERP report: definition, obligations and validity.

Which one should you choose?
- If you have time to check every section yourself and complete the form, the free ERRIAL is enough.
- If you want a document ready to attach, with the ENSA in the same order and a free renewal if the sale drags on, the online ERP report saves you time.
- In both cases, the seller or landlord remains responsible for the accuracy of the information, in particular on the compensated losses they know of.
