The ENSA report (état des nuisances sonores aériennes, aircraft noise statement) is a mandatory document in France in certain circumstances when a property is sold, and it is available on erp-diagnostic.fr. Its purpose is to inform future buyers or tenants of noise from air traffic around the property. The ENSA is included in our reports. See the ERP report prices and the free ERP check. Here are the main points of this report:

Purpose
The ENSA report states whether the property lies in an aircraft noise exposure zone defined in a noise exposure plan (Plan d’Exposition au Bruit, PEB). These zones are drawn around the main French airports to measure the impact of air traffic on the noise environment.
What the report contains
The report must state:
- Whether the property lies in an area covered by the PEB.
- The specific zone it is in (zones are classified from A to D according to the noise level).
- The link to the noise exposure plan available online for more details.
Obligations
The ENSA is mandatory in the following cases:
- Sale of a property located in an area covered by a PEB.
- Rental of a property located in such an area.
The report must be attached to the sale or rental documents (preliminary sale agreement or lease).
Validity
Unlike some property diagnostics that must be renewed after a certain time, the ENSA has no set period of validity, as long as the PEB is not changed.
Penalties
If the report is missing from the sale or rental documents, the seller or landlord may be held liable in the event of a dispute. The buyer or tenant may ask for a price reduction or compensation if the noise is proven and was not disclosed.
In short, the ENSA report helps buyers and tenants understand the potential impact of aircraft noise on the property they intend to buy or rent, ensuring essential transparency in the transaction. See our ERP pages (in French) for Paris, Toulouse and Lyon, and the ERP across France.
